A Receptionist
While all of us may not be available all the time, we do have a staffed, in-house receptionist M-F, 9AM to 5PM to ensure a high level of communication and customer service to everyone.

Comprehensive “Rent- Ready” OR “ List Ready” Estimates (for our “Preferred-Managers”)
Because our team is experienced in all of your needed repairs, we can provide you one comprehensive, descriptive estimate that can be used for making a claim on security deposits. We Inspect, note our suggestions and submit our detailed PDF estimate to you with pictures… all in one easy to forward email. You mark which of these repairs are “Tenant” charges and which are “Owner” charges. Later, you can decide which line items you wish to actually approve from our suggested repairs.

Rest assured our work and pricing has been inspected by the HUD Voucher program on multiple occasions so you can be confident our economical pricing will stand up in court if needed.

Up to 30 days to pay invoices
A Preferred-Manager is offered 30 days to pay invoices (unless otherwise agreed) instead of the usual 15 days. This allows flexibility to pay invoices from the next rental period. Work ordered, however, is expected to be paid within 30 days of invoicing regardless of rental income status. A trusted Property Manager will not order work that cannot be paid within this time frame.
Owner Direct Credit Card or ACH-Transfer, Online or Over –the-Phone Payments

Our Q-Books invoicing offers a link in the email that allows an owner to click and pay with their checking account. This service is secured through the third party INTUIT from Quick Books. We can also accept Credit Cards by phone. This can be helpful for larger repairs that need to be done quickly and move out repairs that exceed the security deposit.

You may ask HOW? We are super-efficient and no one is trying getting rich here. We focus on volume and smart scheduling to make the most of our time. Doing it right the 1st time also helps. My team knows we must offer value and quality to expect a volume of work.

We encourage secondary estimates and if you can get an “apples -2- apples” comparison we are more than confident that our product and pricing are comparable.
